Place Home on Website
Advertise in Magazine (when space is available)
Run Brief CMA
Advice for Staging & will disclose possible home defects (opinion)
Provide Needed Disclosures (Sellers Property Disclosure, Measurement Disclosure & Lead Based Paint Disclosure)
Sellers Responsibility:
Fill Out Disclosures (providing a copy to Dancing Star Realty)
Seller to Make Own Flyers (photos will be provided)
Any Additional Advertising
Lock Box on Door (optional)
Maintaining Home
Seller Handles all Contracts, Presentation of Required Disclosures, Inspections, Appraisals, Title Company & Closing and all entities involved in this transaction.
Incentives & Procedures:
If Dancing Star Realty finds Buyer:
3% Commission to Dancing Star Realty
Must Sign a Commission Agreement on presentation of offer/contract.
Broker Will:
Handle Negotiations between Seller & Buyer
Broker will provide comparables to Appraiser
Broker will handle full contract administration
Broker will escrow Earnest Moneys- State Complaint
Broker will present inspection notice and assist in composing Sellers Resolution
Present all contracts and information to Title Company
Evaluate Closing Docs and Settlement Statements prior to/at Closing
Option 2: MLS Entry
Broker Will Perform The Following for .5%: Signed Commission agreement with Seller will be signed.

Enter into MLS - Seller to Offer Selling Agent 3% Commission
