Okay, now how committed are you? This is the first step. If you're committed, then you realize that once you put the 'For Sale' sign in front of your home, you'll be prepared to keep your home model perfect at all times AND most importantly, be prepared with the notion that it could sell QUICKLY. That comes to item #2: Do you have a back up contingency on where you plan to live? So many Sellers think that if their home goes under contract, that it could take a couple months giving you plenty of time to buy your home of choice. Well, I have news for you!. More often than not, homes can close within 3 weeks. There have been times that I've closed a home in a little less than 2 weeks! So be prepared!

Now that we have the 2 major items briefly discussed, let's go into more depth. Naw, it's not boring so keep on reading!

Before you put your home on the market, go look at the Open Houses in the area. See how they have their homes 'staged'. You won't see clutter, dirty carpets, walls, repair work that hasn't been done ...everything will look beautiful, smell great, and will be appealing to the eye. You don't have to get rid of the cat or debark your dog...just make sure they pass the sniff test! Pastors have to be honest, so ask one to come over and see if your house passes the sniff test!

Next, pack away and either move your unnecessary stuff to a neighbors house, a relative who doesn't snoop, rent a storage unit ... whatever it takes, clear it out! It's a bother, I know, but if you can give your home the appearance of roominess (is that a word?), no matter how small, you'll get it sold.

Next, give your hubby, honey, significant other, or yourself a 'honey-do' list: Get windows washed, woodwork polished, grass mowed, walls painted or touched up, and garbage picked up. After all of this has been accomplished and you haven't changed your mind about selling now that it looks gorgeous, you're ready!

If you don't want me (whine) to sell your home, choose an agent who is known to be aggressive, knows how to market your home (not just sticking a sign in front), AND knows how to be creative! Be sure you get at least 2 or 3 agents to run a market analysis on your home. Don't necessarily go with the agent who prices your home higher than the others. Let's be realistic! Think with your head and not with the memories, the time, effort and hours that you put into making your house a home. You don't get extra kudos for the stenciling on the walls, the curtains, the passionate pink bedroom...what you might love in amenities you put into your home might not be what the buyer likes.

Lastly, know in advance that the buyer will do their best to take apart your home thinking that doing so will help lower your price. You'll be doing your best to build it up because your heart and soul went into this home and you want the best price possible. That's why God created Realtors, to act as a buffer and keep Seller and Buyer realistic and rational.
